Bridgeport Commercial Solar Permit Package Contents

A Bridgeport commercial solar permit dies when you file an electrical application without the zoning plan, the CT PV supplement, or a roof plan a fire reviewer can walk. Bridgeport is a portal city with a tax hold, a zoning step, and UI on the other side of the harbor. Residential habits (one 8 kW one-line, no fire hatch, no site control) do not survive a 400 kW membrane roof.

Bridgeport commercial solar permit uploads the portal actually lists

Start in the Park City Portal (selfservice.bridgeportct.gov EnerGov). The electrical-permit page says an electrical permit is required for solar systems, and that for all solar and generator permits you also apply for a zoning plan. All documents in PDF. If zoning is not in the same folder as the electrical upload, you are incomplete.

Solar supporting documents named on that page include the CT Standardized Solar PV Permit Application Supplement. Fill it for commercial occupancy. The supplement’s electrical fields (service size, main breaker, bus, interconnection method) still matter on a 2000 A switchboard. Write real numbers from a site visit. Guessing 800 A because “it looked big” is a comment.

Add what commercial actually needs even when the HTML list is short: site plan, roof plan with fire access, attachment or ballast layout with dimensions, electrical one-line (and three-line if UI or the city asks), equipment cut sheets, structural evaluation, and fire-alarm or life-safety notes if the roof work touches those systems. Permit design for C&I is not a residential packet with the title block bolded.

Ordinance 15.08.020: no permits if delinquent property tax or WPCA sewer user fees. Have the owner clear that before you burn design hours. We cannot stamp our way around a tax hold.

Zoning plan is not a north arrow

Bridgeport wants a zoning plan on solar. Show property lines, building footprint, array extent, height if ground-mount or canopy, and any screening. Canopies over parking change zoning faster than rooftop accessory arrays. If you are in a coastal or flood overlay, say so on the site plan with the datum you used. Ground mounts and carports need geotech or foundation PE as the structure demands. Manufacturer ballast letters help. They do not replace a Connecticut PE on a custom canopy.

Fire, structure, and the commercial one-line

Use IFC 1205 commercial pathway and smoke-ventilation logic, not the R-3 house notes. Keep hatches, standpipes, and HVAC clear. Dimension setbacks. Ballasted membranes need wind-uplift design, not a “2 psf dead load” fairy tale. PE stamping on commercial Bridgeport jobs is usually structural, sometimes electrical, sometimes both.

Electrical: existing service one-line, proposed PV, disconnects, rapid shutdown, labeling, and any cold-sequence metering upgrade UI will require on 480 V, network, or instrument-rated services. NRES webinars said those hot-sequence services must show cold sequence on the interconnection one-line. If the building is going NRES Buy-All versus behind-the-meter, the meter sequence changes. Draw the program you bid.

Review comments that show up on C&I

Missing zoning plan, supplement blank on bus rating, roof plan with no hatch path, PE letter that ignores wind on ballast, one-line that hides a 480 V service as single-line cartoon without ratings, cut sheets for a different inverter, and a portal PDF that is still the sales rendering. Tax delinquency discovered at issuance. UI one-line that does not match the city one-line.

Map each city comment to a sheet. Map each UI comment to the utility drawing. If both desks comment on the disconnect location, move it once and issue both revisions. Two different disconnects is how you fail one of them at the worst time.

Inspections: electrical rough and final, structural if they called it, fire if they called it. Built work has to match the issued commercial set. Field-added rows into a fire path are a failed final, not a punch item.

School or municipal NRES extra checklists exist on Eversource’s NRES page (pre-application checklist and executed IA before bid on school solar). Bridgeport schools on UI still follow UI’s NRES path. Commercial Bridgeport: fire, ballast, UI, and the tax hold

Before drawing, ask the owner for a tax and WPCA clearance. Ordinance 15.08.020 is not a joke. A complete PE set that cannot issue is a write-off. Put the clearance PDF in the job folder next to the survey.

Roof type drives the PE. Ballasted membrane: wind-uplift layout, paver or tray count, edge zones, and a note that the drawing is not a 2 psf cartoon. Attached membrane or standing seam: attachment spacing, thermal breaks, and warranty-safe clips. Steel joists: a framing plan, not a typical house lag letter. If the owner has no building drawings, budget a site measure. Bridgeport mill buildings are not a catalog truss.

Fire: use commercial IFC 1205 pathways, hatches, and smoke-ventilation setbacks, not the R-3 18-inch ridge note. Keep a walking path to the hatch. Keep HVAC clear. If the fire reviewer wants a specific width, dimension it. If storage is in scope, the battery location is a fire packet, not a footnote.

Electrical: 480 V, 208 V, and high-leg services get real symbols and ratings. Cold sequence if UI will require it. NRES Buy-All versus behind-the-meter changes the meter wall. Draw the program in the contract. A BTM one-line on a Buy-All bid is a lost award.

Zoning plan: property lines, height of any canopy, parking if a carport, and coastal or flood notes if they apply. If we do not have a sourced special-permit trigger, we call zoning instead of inventing one. Canopies over parking are not “rooftop accessory” by default.

Portal PDFs: flatten, vector if you can, under whatever size limit EnerGov enforces this month. [CONFIRM AS OF 2026-09-19] A 400 MB render will bounce. Sheet index on sheet 1 so the zoning clerk and the electrical reviewer open the right file.

UI insurance, site control, and PE-stamped one-line over 50 kW AC belong in the same week as the city upload. Bridgeport issuing while UI is incomplete is not PTO. Parallel clocks, same disconnect location on both sets.

Schools and municipal: if the bid year requires an executed IA before NRES submission, the SLD in the IA is frozen. Changing modules after that is a contract change. Read the live checklist. Do not use an Eversource school PDF on a UI school.

Inspection sequencing on a commercial roof: structural or attachment inspection if they called it, electrical rough if conductors are concealed, fire walk of the path, then electrical final. Do not cover rails before the attachment inspection if they asked to see lags. Do not energize for UI testing on a failed fire walk. The city and UI can both idle the same truck.

As-builts after a field change (extra rows, moved skylight, substituted inverter) must hit Park City Portal and PowerClerk. A city-only as-built leaves UI testing against revision 0. A UI-only as-built leaves the inspector with the wrong hatch path. One revision number, two uploads, same disconnect coordinates.

Name the fire authority on the title block if Bridgeport fire review is in the portal path. A roof plan that never reached fire is a late comment after electrical already approved. Ask at intake whether this occupancy needs fire. Four-story mixed use is not a 1-family supplement with a bigger array.

If a flood or coastal overlay applies, say so on the zoning plan with the datum you used. Guessing a finished-floor elevation is how you get a late overlay comment after UI already screened the one-line.

Send the service photos, roof type, occupancy, NRES versus behind-the-meter election, and whether taxes are current.
