Cambridge roofs are small, busy, and already full of vents. If cambridge ma solar setbacks exist only as a code citation in 8-pt text, the array you sold will not be the array ISD approves. Put widths on the roof plan. Massachusetts fire provisions for PV on one- and two-family dwellings and townhouses live in 527 CMR 1.00. The pattern we draw, matching the statewide fire-code language used by other Massachusetts AHJs, is:
- Not less than two 36 in. wide access pathways on separate roof planes, from gutter to ridge.
- One of those pathways on the street or driveway side of the roof.
- For each roof plane with an array, a 36 in. gutter-to-ridge path on that plane, an adjacent plane, or straddling both.
- Paths kept clear of vents, conduit, and mechanical equipment.
- Ridge setback 18 in. on both sides of a horizontal ridge when the array occupies up to 33 percent of the plan-view roof area; 36 in. when coverage is more than 33 percent.
Beverly’s published solar page quotes that 11.12.3.2 language from 527 CMR 1.00. Cambridge still has to enforce the edition in force on the day you submit. [CONFIRM AS OF 2026-09-19] The point for a drafter is the same: if you cannot scale 36 in., you did not draw a pathway.
Local zoning overlays the fire path
Fire access is not the only setback conversation in Cambridge. A 2013 Cambridge Energy Alliance solar permitting guide said pitched-roof PV typically stays at or below the ridgeline, flush-mounted, and not less than 4 ft from the lowest edge, with flat-roof arrays treated as mechanical equipment. That guide is old. Do not treat it as 2026 ISD gospel. Do not ignore it either if ISD still cites an eave gap on comments. If a layout needs to exceed those older pitched-roof limits, the 2013 guide warned that Board of Zoning Appeals review may appear. We will not invent a BZA hearing date. We will mark the roof plan when the array is flush vs tilted, and we will tell you when the layout is no longer a simple accessory rooftop.
Historic districts add another overlay. Cambridge Historical Commission review can sit in front of a building permit on designated properties. Flag that at intake. A maxed-out street-facing plane is how you earn a redesign after the customer already signed a module count.
The structural report belongs next to the layout
Cambridge ISD building-permit instructions list an engineering report of roof construction for solar panel jobs. That is not the same sentence as “always a PE stamp on every sheet,” but it is not optional busywork either. The report and the attachment layout have to agree on rafter size, spacing, and condition. If the report says 2×6 at 16 in. and the layout is 24 in. attachment spacing on assumed 2×8, Cambridge will not average them for you.

How we actually draw a tight Cambridge roof
Start with the street-side plane. Place the required 36 in. path before the first module. Then place the second plane’s path. Then check ridge coverage percentage so you know whether you are in the 18 in. or 36 in. ridge world. Only then fill modules. Sales layouts that ignore this order are why Cambridge jobs come back with “reduce array” as the first comment.
Show plumbing vents, kitchen fans, and existing satellite dishes. A path that exists only by pretending the vent is movable is a failed inspection. If you must straddle two planes to keep 36 in., draw the straddle. Do not hide it in a note that says “path as required.”
Attachment callouts sit on the same sheet: lag diameter, embedment, edge distance, rail system, and the actual spacing from the site survey. Missing dimensions are the resubmittal. Conflicting callouts between the structural report and the layout are the other resubmittal. Cut sheets have to match the racking you dimensioned. A different manufacturer’s typical is not Cambridge’s typical.
Electrical still has to respect the path
Conduit that blocks a 36 in. walkway makes the setbacks fake. Run homeruns so the fire path stays clear. Rapid shutdown devices should not become trip hazards on the access strip. Show them. The electrical single-line still needs conductor and conduit notes, inverter SKUs, and a point of interconnection that matches Eversource.
Cambridge is Eversource. Parts of the city can sit on networks. Simplified interconnection on Eversource’s current public page is listed inverters 25 kW AC or less on radial non-area-network service, with extra screens and fees on networks. A building permit is not PTO. After inspection, Eversource still has to issue written permission to operate. Comments we answer without redrawing the whole city
If ISD marks a path as short, we widen it on the roof plan and reduce modules on that plane. We do not write a paragraph about “fire access considered.” If they mark an eave gap, we dimension the eave. If Historical Commission is in play, we do not pretend a building permit comment can substitute for that board. Parallel tracks need parallel documents.
Inspection day is where a pretty PDF fails. The inspector will walk the street-side plane first. If conduit crosses that strip, or a vent sits in the 36 in. lane, the setbacks you claimed on PV-2 are not in the field. Fix it on the drawing before the truck is loaded. If the approved path cannot be built because a plumbing vent was never surveyed, that is an as-built and a revision, not an argument on the roof. No. If the scaled path is 22 in., the note is false. Cut modules or move planes.
Do flat roofs use the same 36 in. rules?
