Pawtucket Rhode Island Solar PE Stamp on a Mixed-Use Roof

The ground floor is a shop, a restaurant, or an office. The floors above are apartments. Sometimes the apartments are on one side and the commercial space is on the other. That building is mixed-use. It is not a one- and two-family dwelling, and a house permit template will not make it one. The Pawtucket Rhode Island solar PE stamp question is which sheets a Rhode Island PE seals. It is not a kilowatt cutoff.

No Pawtucket ordinance in hand sets a kilowatt trigger for the stamp. If a rule of thumb arrives with a size attached, ask which ordinance section it came from. Until that section is on the table, do not design to a threshold nobody can cite. The building official can tell you what this building needs. A number borrowed from a house job cannot.

Mixed-use is a different structure

Commercial under apartments, apartments over commercial, or the two uses side by side: the roof may not be one structural system. A concrete deck over the commercial bay and wood joists over the apartments is a common enough surprise. So is a single steel frame that does not care what the lease says. Draw the system that is there. One attachment note stretched across both occupancies is how a fastener specified for plywood ends up detailed over concrete.

The residential span table fails here for the same reason it fails on a mill. It assumes repetitive light framing in a one- and two-family building. Mixed-use framing is whatever the original designer used for the commercial span and for the residential span, and those choices are often different. The roof framing plan has to show members, direction, bearing, and the openings already in the roof. If the installer could not see the framing, the sheet says so and the attachment stays unresolved. It does not borrow a house table to fill the blank.

Hatches that serve tenants, and mechanical equipment that stays, belong on the plan. A layout that treats the roof as an empty single-family plane will cover a hatch or a duct the commercial tenant still uses.

No size cutoff is available to pretend with

Crews keep asking where the stamp starts. There is no Pawtucket kilowatt line in hand that answers that. This post will not supply a stand-in. Splitting the job in the proposal into a "residential portion" and a "commercial portion" so one of them looks small enough to skip a seal is not a reading of an ordinance. It is a nickname. The building official will look at the use of the building and at the sheets, not at the nickname.

The practical test is the framing and the request from the authority having jurisdiction. When the roof is an engineered system, prepare the structural sheets for a Rhode Island PE. When the official asks for an electrical seal as well, that is a second request, not a font change on the structural seal. Hold the set until you know which of those requests applies. Filing a house-style set "to see what they say" burns the review on the wrong template.

Which sheets get a Pawtucket Rhode Island solar PE stamp

Three sheets carry the structural question. They are the sheets to prepare for the seal, not a stack of sales pages with a stamp box added at the end.

  • Structural roof framing plan: members, direction, bearing, existing openings, equipment that stays, and the array outline on that framing.
  • Attachment or ballast layout: where the array attaches, where it is ballasted, and the deck each bay was verified against. A note that says "see manufacturer" is not the layout.
  • Calculation cover: the page that states what the calculations include and which sheets they support. The seal relates to those pages.

The framing plan is where mixed-use either shows up or gets hidden. If the commercial bay and the apartment bay are different decks, the plan should change callouts at the line between them. The attachment layout follows that line. Ballast on a membrane over the shop, attachments into a wood deck over the apartments, or the reverse: each one is drawn. A single typical detail used everywhere is the house template again.

The calculation cover is not a marketing cover. It tells the reviewer, and the PE, what work the calculations are. It does not recite a production estimate. It does not recite a kilowatt rule the city did not write. Athol prepares these sheets for the installer. The PE stamping scope is the seal on the engineering. The structural PE stamp is the structural half of that work when structure is what the official asked for.

The sales PDF does not get a seal

The sales PDF shows the customer an array, a production estimate, and the price the installer is willing to put in the proposal. None of that is a structural calculation. A seal on that PDF reads as if a PE certified the sales claims. They did not. Leave the stamp off the proposal. If the customer wants to see that an engineer is involved, the proposal can say the structural sheets will be sealed. It should not wear the seal itself.

Sales pages change when the module count changes in a conversation. Sealed sheets change under the PE's revision. Sales proposals and the permit set can describe the same array. Only the engineering sheets are candidates for the stamp.

Electrical and structural seals are different people

When the AHJ asks for both, the set has two seals. The structural PE seals the framing plan, the attachment or ballast layout, and the calculation cover. The electrical PE seals the electrical sheets the official asked for: the one-line, the grounding and rapid shutdown notes, the panel schedule, whatever that review actually includes. One person does not become both engineers because both PDFs were attached to the same email.

Athol coordinates the stamp the sheet needs for installers in Rhode Island. We are not the installation crew, and a stamp is not a substitute for the installer pulling the permit. If only structure was requested, do not leave an electrical seal box empty in a way that implies an electrical PE reviewed the one-line. If both were requested, do not submit the structural set and call the package complete. Ask, then seal what was asked.

What to collect before anyone seals

The installer owes the designer a description of the occupancy, photos of the roof and of any framing that can be seen, the deck type at each area, and whether the array will attach or ballast. Note hatches, drains, and mechanical units that stay. Note which official asked for a structural seal, an electrical seal, or both. A sentence in an email that says "they want it stamped" is not that list.

Permit design for this roof is the framing plan, the layout, and the calculation cover, plus the electrical sheets the application needs. Rhode Island solar design still has to match the interconnection equipment to that roof. The stamp follows the sheets. It does not follow a kilowatt story this city has not handed you. If the set on your desk is still titled like a one- and two-family house, retitle it and redraw the framing before a PE is asked to seal the wrong building.
